When you’re selling your home, you have to be familiar with related real-estate lingo. You have to know the difference between a canopy and an awning; a mortgage and a loan; and most importantly, the difference between a deposit and a down payment.

Believe it or not, there are a lot of home sellers who think that deposits and down payments are one and the same, when in reality they are not.

A deposit is the money given or handed over to the owner when a buyer indicates a sincere desire to purchase the property being sold. It is a token amount that could be as small as a few hundred dollars, or as big as 5% of the total purchase price. The deposit can be returned when the transaction does not fall through for reasons beyond the control of the buyer, and can also be forfeited in favour of the seller. When the purchase pushes through, the deposit is credited to the buyer and forms part of his down payment.

A down payment or equity, on the other hand, can be considered as an initial payment on the property itself. It is given when the buyer has decided to actually purchase the house (unlike in deposit, where it is given when the buyer indicates a desire to buy the unit). The down payment is the total amount of money a buyer can give as a partial payment and is generally of a bigger value (10% of the total property cost, or more) than regular deposits.

It’s fairly easy to differentiate. Just remember that a deposit is smaller and, once the transaction pushes through, becomes part of the down payment. The total of these two, plus any outstanding balance, should be the agreed upon purchase price of the property.

A wedding photographer is not just any photographer who comes along to take some photographs; they should be able to connect in a friendly and confident manner, with the bride, groom, parents, grandparents and any children at the wedding and sometimes, the pet dog as well. The photographer should feel all the emotions and become a part of their day, by that I mean that they should understand the emotions of the people attending the wedding, after all, how else can the wedding photographer capture these emotions on camera, if they don’t feel and understand them.

The romance, excitement and the final realisation of months, maybe even years, of planning for this one day and it’s the wedding photographer’s job to capture these emotions in a realistic yet, beautiful way. The bride and groom will be nervous, the parents hoping everything runs as smoothly as they have planned for and the kids, trying not to look too bored with all the fuss around them. I often capture some great photographs of the kids at weddings. The photographs should reflect the events of the day in such a way that, looking back, when you’re an old married couple, it will seem like the wedding was only yesterday.

All the details need to be photographed, including the church or venue for the ceremony and of course, the reception. As a wedding photographer, I consider it a vital part of my work, to arrive early, get to know the layout of wedding venue, select the best positions and angles for the shots that I want to capture, during the ceremony and strive to produce incredible photos.

Unfortunately, there are still some people who will not allow the religious ceremony to be photographed which is another reason I like to arrive early, to give myself the opportunity to chat with the minister, priest or official who will be conducting the ceremony and if possible, gain a little compromise, in such cases. A good wedding photographer will be aware of all the areas to consider for every occasion. Your wedding will be unique and your wedding photographs should also be unique.

I chose to specialise in wedding photography, initially because I didn’t have a photography studio however, while I run a photography business, I also get so much personal enjoyment from photographing weddings, and I wouldn’t have it any other way.

My approach to wedding photography is very relaxed; I prefer the wedding photojournalism approach, as most top wedding photographers do. My wedding portfolio is full of photographs of relaxed couples enjoying their wedding day and spending time with friends and family not, the photographer. These photographs are far more enjoyable to look at and also help to capture the wedding’s events as they unfold, naturally.

In short, wedding photography is very much a specialised area and wedding photography should always be left to the professional. Weddings can’t be re-photographed in a photography studio. The photographer who chooses to photograph weddings, had better know exactly what he or she is doing and be able to get it right, every time. It’s a huge responsibility and requires a responsible wedding photographer.

When people decide to leave the comforts of their home and venture to other locations there is usually a reason behind it. Whether the cause to travel was a last minute whimsy or had an actual purpose, it makes one think about all of the reasons why people travel. 4. Religion- There are places in the world that hold religious importance for many people. Religious travel is often related to a purpose such as seeing where the last pope was buried, or traveling to the town where Jesus was born.

5. Death- A relative, friend or acquaintance has passed away and travel is required to attend the funeral which is located out of town.

6. Honeymoon- You’re getting married and are going somewhere special to celebrate. This usually occurs right after the wedding, but there are many occasions where people celebrate a honeymoon years later.

7. Education-You’re getting your education somewhere other than where you live or you are going away on an educational school trip.

8. Celebration- Wedding, Anniversary, Birthday, Birth- There’s always something to celebrate and it doesn’t always happen where you live.

9. Medical/Health- Sometimes the treatment you need isn’t available in the city/town where you live. Often the best medical care is costly and requires travel to receive it.

10. Work- Job requirements might mean a fair bit of travel is involved. Even if the travel is within your own country it still has a purpose attached to it.

Overall, traveling can be a wonderful experience or it can be draining, expensive and just plain torture. Nonetheless if you need to go then embrace it for what it is, and try to make the best of it even if it wasn’t planned.

Now that our aging population has visibly become a force to be reckoned with, many homebuilders are discovering mature adults to be a potent market. Purchasers in adult communities want to be sure that the community they are considering moving to is indeed an “adult” community. As such, many such communities are age-restricted, with a hard and fast set of rules that precludes the possibility of children moving in. Of course, in jurisdictions that do not allow discrimination on the basis of age, there are other ways to “restrict” who moves in. This could range from so-called restrictive covenants registered on title of the property to rules about the permanent number of residents that may occupy any one dwelling unit (usually no more than two) under a condominium corporation or a rental agreement. Finally, the best method to maintain the integrity of an adult lifestyle community is to offer homes that are specifically designed for an older, childless demographic. Some builder want to hedge their bets by offering large two storey homes in adult communities, imagining that they would be appealing to younger baby boomers that still have children at home. This fallacy results in pleasing neither the younger baby boomers that do not want to live in a community comprised largely of older people, nor the active adults seeking a childfree lifestyle.

As stated above, one of the most important considerations on the part of the purchaser in an adult community involves lifestyle. Many people in their 50s and 60s who are either retired or semi-retired have a lot of leisure time and a plethora of interests about which they are very passionate. Many are into golf in a big way and seek communities that are near golf courses. Many are into personal fitness and look for communities that provide exercise facilities. There are nearly as many interests as there are individuals seeking to live the adult lifestyle. Those communities that recognize this very important fact tend to do very well, while those that don’t, not so much.

Finally, active adults tend to be very social and seek to live in a community where they find others of similar interests and values. Many of these communities have organized activities, such as a bridge club, a golf group, round-robin tennis tournaments or group projects such as quilting or knitting. The Living Light Culinary Arts Institute is located in a small coastal community on the Mendocino coast. If you love the ocean, temperate weather, and raw vegan cuisine, you’ll love this school. Run by Cherie Soria, the “mother of raw food”, this is THE raw foods institute. This is the one that draws people in from all around the world and produces top-of-the-line celebrity chefs of all kinds.

There are several types of courses, including a Gourmet Chef Certification Series (6 weeks), Advanced Instructor Training Certification Series (4 weeks), Raw Food Nutrition Educator Series, and the full-out Professional Chef Series, which runs almost an entire year, including a 250-day internship at the school.

Many of the well-known raw food chefs around the world went to Living Light for their training, including Chad Sarno and Jennifer Cornbleet.

The Chef’s Training program they offer is an intensive, professional course which can be taken part-time or full-time, but runs 619 hours. This school does teach people how to prepare seafood, chicken and eggs, but if you’re vegan you can opt out of that. This school teaches a wide range of cooking styles, including how to ferment, prepare raw foods and macrobiotic foods, and even Chinese medicine and medicinal cooking. The emphasis is on whole, plant foods.

The Natural Gourmet Institute offers a fun Friday night dinner, where the people enrolled in the school prepare a fine-dining experience for the general public at big, communal tables (with candlelight!), so if you’re in the area, you could swing by and see what it’s all about.

The Matthew Kenney Academyformerly the 105 Degrees Academy

Matthew Kenney offers very small and personal raw food chef’s training classes (typically 4-8 people). It’s designed for beginners and chefs alike.

There are two 4-week training sessions – Level 1: Fundamentals of Raw Cuisine, and Level 2: Advanced Raw Cuisine. The Level 1 courses run every month and is Monday to Friday, 9am – 3pm. The Level 2 course runs 4 times a year and is the same hours as the Level 1 classes.

Cordon Vert School

The Cordon Vert School offers classes at their Vegetarian Society headquarters, and they even have rooms for lodging. They have a variety of vegetarian courses, ranging from 1 to 2 day workshops, classes for leisure, and professional classes. Their professional diploma class, a week in duration, is only available to professional chefs. However, their workshops and leisure courses are open to the general public, and occur frequently throughout the year.

Natural Epicurean Academy of Culinary Arts

This school specializes in vegetarian, vegan, macrobiotic, ayurvedic and raw food preparation and cuisine. They offer a full 900-hour professional chef training program. All of the training takes approximately a third of a year, if you jump straight from training into internship. This is an intensive course that will fully prepare you to work in a natural kitchen.

They also offer public classes, though they’re sparse and seldom due to the emphasis on the professional chef training program.

The foundation course at the School of Natural Cookery is a 16-week diploma course where you learn fundamentals, bread making, gastronomy, nutrition and more. If you achieve a very high mark in this course, you may take a 4-week personal chef course or teacher training course. However, in order to pursue the teacher training course, you must have finished their classes as well as have five years experience with natural food.

Courses are typically offered for a spring semester and a fall semester and run the duration of a typical school semester.

There are two major highlights of this school – first, someone who is looking for a professional apprenticeship opportunity will find it here, and it can be completed in six months to two years depending on how much you work, and second, they offer a distance learning program. The online program requires only that you have a camera and a computer with internet, and each student gets personal attention from the instructors in addition to all of the class materials and lessons. The apprenticeship is geared toward those who are already chefs, dietitians or food service directors.

Heaven on Earth Vegetarian Institute

This institute offers a Holistic Health Consultant & Cooking Certification program that runs in 3 modules and goes far beyond cooking. It delves into many aspects of holistic health, including yoga, pranayama, diet and lifestyle changes for preventing diseases, and of course healthy food preparation. All of the cooking is vegan with the exception of one class, where fish is included.

This school has several locations and occurs during weekends, making it more accessible. The class sizes are kept small (12 or less) so personal attention and assistance can be given.

This list is by no means comprehensive, but it does cover the major vegan-friendly cooking schools out there. Every year, more and more small classes pop up in different cities, so if you’re just looking for some basic instruction and have no interest in pursuing a career in cooking, check out what your city (or nearby city) has to offer. If you are looking to get serious with preparing that awesome vegan food, there are a few great choices on this list that could help you achieve your dreams.

Over the past 15 years or so, we have been told that a healthy lifestyle is important. Scientists recommend we should be accumulating on average 60 minutes of exercises a day in order to maintain healthy levels. What exactly does that number mean? Over the course of a regular day, we should be doing some sort of physical activity that adds up to approximately 60 minutes. Whether it is in the gym on the treadmill or just in the garden for the afternoon, adding physical activity is vital.

First we need to know what actually constitutes exercise. The term Healthy activity can be broken down in to three categories; Cardiovascular, Resistance, and Flexibility.

Cardiovascular training

It is recommended to do cardio 2 or 3 times a week. Depending on your fitness level., cardio can consist of a nice walk with your dog, or a vigorous run on the treadmill. Ideally you are trying to increase your cardio capacity. which has many health benefits.

Resistance Training

Part of living an active lifestyle is by doing some sort of resistance training at least 2 times a week. That doesn’t mean you have to go to the gym and lift weights, you can easily do it at home by doing movements as simple as pushup and sit-ups, or by using something like resistance bands. Resistance training is just as important as cardiovascular activity and adds to your overall physical health.

Flexibility (stretching)

After you exercise, it is recommended you stretch for roughly 10 minutes, holding each stretch for 15-30 seconds. Stretching is crucial to maintain flexibility and reduce the chance of injury from exercise.

As you can see there are many excellent benefits of living an active lifestyle. By adding a small amount of cardio, resistance training and some stretching to your daily routine, the overall benefits are almost endless. Essentially being healthy is about adding balance to your life. You don’t have to be a Lance Armstrong, or a Venus Williams to be considered active, you just have to add some extra activities to you routine.

 

The Ndebele wedding is celebrated in three stages, this can take several years. The first stage is Labola for the bride; this is paid in instalments of both money and livestock. The second stage is a two-week sequestration of the bride during which time other women teach the bride how to be a good wife and the third stage is completed when the bride has her first child.

The groom to be sends a letter to the bride’s family to request a date for the Labola negotiation. He then has to purchase a sheep; some blankets, a broom and a few clothes for the girl’s family. The grooms parents then visit the brides parents and pay the Labola, after this they take the girl to the boys family to get to know him and his family.

Preparation for the wedding day will include writing up a guest list and sending out of the invitations, this happen two weeks before the wedding day. Food is bought and cooked the traditional way this will include ‘mielie pap’ (traditional maize meal) meat and salads, fruit, sweets and cake are served as dessert on the day.

The official ceremony will take place in a church, family members will be present for this so that they can witness the couple saying their wedding vows and the placing of rings on each others fingers. After the church ceremony the couple will change into traditional clothes and go with the guests to the girls home to eat. After they have finished to eat the couple will sit at a table, which has been especially decorated for them. Everyone present will talk to the couple and give them gifts.

The groom will then thank the guests where after they will go to his home. The oldest boy in the family will be there together with all the parents and grand-parents to give the girl an Ndebele name.
